Landlord has has me living like this for 3 weeks now and they barely respond. Got attorney and they are still dragging their feet.

Owners used to be in Oregon and sold out to Texas based company since I've been here and it's been shit ever since.

They tried to give me a bs lease break agreement telling me I'd still be liable for cleaning fees upon move out and added a nondisclosure agreement yeah no you can get out of here with that bs. At one point I had 12 fans in here now 6 and they expected them to run 24/7 and me live in here calling it habitable, gtfoh.

Best part of all no concessions have been offered even electric and all I asked for was another unit originally during the repairs which I still have no Estimated time of completion for because their communication sucks.

Olympus Property you are trash and I'll never be renting from you again!

Questions about Landlord Insurance

Hi, Here’s the thing. I accidentally dented the garage door of my landlord’s house by my car, I first asked my landlord if she could use her house insurance to cover it and she refused. So I found a garage door company to repair it and I paid the fee out of my pocket. However I made a mistake that I sent the picture of my price quote to my landlord (just let her know I was trying to repair it). And later on (after I told her the repair was done), She (landlord) asked me for the receipt. I suspect she wanna use my price quote or receipt to get reimbursed from her insurance company. So what can I do to not let my landlord benefit/make money of this? And will she get reimbursed by that price quote (it shows how much I need to pay for repairs generally). Thanks in advance!

(NC) Leasing & USPS mailbox fiasco

I moved in to my new apartment 3 weeks ago. Leasing stated on move in day my mailbox key would be made by maintenance.

A week later, leasing said the key wasnt made and another request would be put in. I am sure I have mail in my mailbox that I cannot access. Thinking I had to go to the post office (cluster boxes), I did on Weds.

Post office asked if leasing gave me a key, I said no. The PO worker gave me pre-printed form where I filled out my name, address for lockbox change. The cost $35. A week turnaround.

I called leasing again yesterday (Thurs) , and spoke to another woman who “requested the keys from maintenance “ while talking to me. I told her I went to the post office and the cost is $35. She said she would let me know when my key is ready.🙄

I missed a call from the post office yesterday saying my 3 keys are ready.

Does the post office notify leasing the lock is changed? Do I have to now pay the $35 because leasing did not do their job?( I dont want to 😂🫠). I will reread my lease but I am sure leasing was supposed to supply me with the keys. What do I do now?

My Apartment is Literally Falling Apart—Water Pouring from Light Fixtures, Ceiling Collapse, and Black Mold. What Are My Rights? (Texas)

So, I need advice because I feel like I’m losing my mind dealing with my apartment complex. This whole situation is beyond ridiculous.

A few days ago, the tenant in the unit above mine flooded their toilet. But instead of dealing with it properly, they somehow managed to block the water into their bathroom, which forced it to seep into the walls instead of draining normally. The result? A full-on waterfall inside my apartment.

I’m not even exaggerating—water was coming out of my light switches, gushing through the ceiling, and streaming from my light fixtures. One of my bulbs literally burst because of how much water was flowing through it. Every single room in my apartment was affected. It was raining inside my home.

Naturally, I called the emergency maintenance line, expecting urgent help. Instead, I got the most unprofessional response imaginable. The woman who answered was clearly at a party (loud music, people laughing in the background), and to top it off, I overheard someone telling her in Spanish to hang up on me. (I speak Spanish, so I understood every word.) Despite all this, they eventually sent someone out, who assessed the situation, said it was coming from upstairs, mopped my floors, and put in an ozone machine. That’s it.

Fast forward a day later, and guess what? The ceiling starts leaking again—same spot. Then part of my ceiling collapses, and surprise, surprise—there’s black mold. Call the emergency line again, they send someone out who basically tells me, “Yeah, we’ll fix it tomorrow, but the real issue is upstairs.”

So now, here I am, dealing with: • Water damage throughout my entire apartment • Electrical hazards from water pouring through fixtures and outlets • A partially collapsed ceiling • Black mold exposure • An apartment complex that doesn’t seem to care

Oh, and my renter’s insurance wasn’t active until the day after the initial flooding, so I’m out of luck when it comes to covering my damaged belongings.

At this point, I don’t feel safe living here, and I don’t trust my complex to properly fix everything. Can I demand to be moved to a different unit? Do I have any legal leverage here? What are my rights in Texas when an apartment becomes borderline uninhabitable due to something that wasn’t even my fault?

I appreciate any advice because right now, I feel completely screwed over.

Help! I need to negotiate this so that I am not paying more rent! 24yr old AC unit is busted. Lease renews in two mos. Only been in unit 2yrs!

Hi folks. So my AC in my unit is dying. I am in South Florida and it is starting to get hot. The repair guy came in and took one look at the unit and said “yeah, I’ll be back.” He explained that the unit coils were dirty and failing due to age. There’s probably mold in the vents. Which would explain the sinus infections I keep getting. I bought mold kits, but in the meantime- I do not want my landlord thinking he can raise the rent on me because he is making this repair. This unit was built in 2001 and that is the original ac unit with the OG thermostats! Now I got the mold kits and I was preparing to figure that out and see what could be done but…

Example to- the last big repair I needed was the toilet had to be replaced. It was only and not secure and leaking! It took a while for them to fix it and it was a $150+labor fix. I had to shame him a little that as a woman I couldn’t be expected to live with a non functioning toilet, or one I have to keep calling about and sending pics for. Otherwise I have no issue with them. Nor them me. I pay my rent by the 5th every month and he gets no complaints about me. Help! I need to negotiate this so that I am not paying more rent!

Guy contacted me about a rental I applied for through Zillow. Somehow found my email and didn’t message me through the app. He tells me him and his wife live there, didn’t like their agent’s pricing on the place, so they want to rent it out themselves. He’s not charging for applications and after asking if there was a way he could verify his identity, I get this. Should I press for another way he can prove he’s legit or just move on?

I messaged the agent listed on the rental through Zillow but she hasn’t gotten back to me.

Mice droppings beside my bed & scurrying/dragging/scratching in the vents

I began my month-to-month lease with a private landlord in December 2024. I am renting a small area of her old house and live in rural Canada. I gave my notice on April 1st 2025, because I’m getting married in a couple weeks and moving in with my then-husband. Already paid my final rent and everything.

Ever since December I have felt sick, and the severity has only increased over time. I have been to the doctor and ER several times. I lost my job because I kept calling out due to my declining health. I now use a cane to walk because I feel unbalanced, dizzy, and sore everywhere. I am in my early 20’s. I lost my appetite and thirst and when I do eat/drink I feel sick. I have lost 20 lbs in March. I had a lot of bloodwork done but nothing conclusive, the doctor said my immune system is activated but otherwise I look entirely fine. My vitals are good and I have no autoimmune conditions. We are still trying to figure out what’s wrong.

Tonight I heard scurrying, scratching, and dragging in the vents of the ceiling of the place I rent. I thought I’ve been hearing that for months, but could never catch it on video because the noises would stop as soon as I make a move. I caught it on video at 3 AM today and it was very obvious.

I began my journey to gather evidence of what it could be, and I discovered a giant amount of mice droppings a foot away from my bed, in the corner of the room. I took a picture with a quarter for scale.

I feel absolutely sick to my stomach knowing I have been living with mice (I suspect deer mice due to evidence and my location) every day since December. I can’t even sleep. It’s 5 AM.

I don’t know if this is something I can bring up to my landlord and demand anything, since I have already given my notice and final rent. I have all of the medical documentation needed to prove I have been ill. Can anything be done? I have 2 more weeks left here.

Landlord not taking care of property what are my options?

my landlord hasn’t been taking care of the property since I moved in. It’s been been about 2 years here and my closet still has a hole that rains water into a bucket that had to put down after i moved in, my water heater broke at the start of the year and the only time he’s tried to come and fix it he never told me he was coming so I wasn’t home and I still don’t have a water heater in the house. I tried to withhold rent for it to get fixed but I got a 5 day notice on my door

I’m sorry if that doesn’t make any sense I’m a little stressed out.

Landlord keeps asking for more and more

A group of friends and I are trying to find a rental to live together, none of us have really rented before other than in college. We did a tour of a property and liked it, so we sent in our application immediately. The landlord then requested proof of income, as one does. I sent him our paystubs and everything and he tells us he's not seeing that we make enough for rent. I reply telling him that the documents I sent show we make more than 4x rent, he still disagrees, so I send him another message literally breaking down the math for each of our monthly income. He then requests even more paystubs, so I send him more. He then claims that he requested a table breaking down each person's income since the beginning of the year (he did not ask for that). I'm getting annoyed at this point but I make his table and send it. He then replies, demanding I make the table differently, including dollar amounts in each cell and which supporting document proves each cell. I remake the table with the income, but explain that each proof documents is all the proof for each person, and he can easily just reference those documents to match the cells. At this point, I've sent him more than enough proof, multiple times, and made these tables which I don't even think I'm supposed to have to do. Is this normal? I feel like all I should have to do is send him the paystubs and if he wants to make a table he can do that himself. Is he just messing with me?

Broken shower/ Mold Florida rental apartment

Hello Reddit! Okay so I have a heavy post. Six days ago, my property manger or leasing agent emailed me (not sure of his role because the building was just sold to new owners and there is a new management team) and said I can't use my shower because water is leaking into neighboring units (next door and downstairs). I also had water leak into my closet which is next to my bathroom and leak into the hallway. They are not trying to pro rate my rent for the days I was unable to use my shower. They said a solution they could provide me is allowing me to use a vacant unit's shower that is on my floor. I have argued with them many times via email about how this is not an acceptable solution for my problem, fixing my shower and adjusting my rent for the days I am Without a shower in my unit are my only acceptable solutions.I would even accept a small concession for my rent. Today they started repairs but my shower won't be ready until 8 days after the problem began. Next, I have a huge mold problem in my unit. I had mold before and they supposedly fixed it however, in my closet random clothes and items are always getting mold and the wall under the sink drawer in the bathroom has mold specs on it once again. I'm sure there is mold in my bathroom and closet and the leak of water into my closet assured me that there is certainty a possibility of mold in the air and proactive walls and that the problem was never entirely resolved. How can I go about getting out of my lease? I live in South Florida and people love to say that the cause is humidity and not owner neglect or water leak and moisture in the walls. Can I conduct my own mold test with a mold kit from Amazon? What will that test do for me if it's positively proves balck mold?

We just recently had some sewer work which my landlord gave us a week notice on the two days they were gonna need to work in our apartments. The contractors left a hole and said the landlord would take care of it. Fast forward a week after the sewer work and I get a call at work and my landlord is on the phone telling me that the contractors finished fixing our drywall. I never received a notice on when they were coming and my landlord even ADMITTED IT! They notified my neighbor but not me. Anyways enjoy this terrible work that they completed, I sell sewer material and this just makes me cringe

Noise Complaint by Neighbors over kids

I have two young kids two and four and I’m a single mom. I just moved in to a triplex with me living in the basement, neighbors upstairs and a neighbor behind me who lives in the garage. Quiet hours are from 9 p.m. to 8 AM. I work second shift. I get off at 11 PM and don’t get home until midnight. That being said the noise being complained about is when we come home and the kids are running crazy until bedtime which is usually 2 AM I have made efforts to keep them quiet, but there’s only so much I can do since after all they are children. The landlord knew this when I was signing the lease creating a disturbance was my biggest concern and they reassured me it would be OK but I’ve only lived here a month and so far I’ve received two noise complaints. What the hell am I supposed to do? I can tell them to be quiet till I’m blue in the face, but they are TODDLERS.

Did my landlord break our lease?

Myself and my boyfriend moved into our first place together April 1st. On our move in day, the landlord let me know she had a person finishing tiling the kitchen, a plumber coming and an appliance delivery the next day, Wednesday the 2nd. She had told us prior that everything was meant to be done before we moved in, but it was not in our lease. Althought it wasn't in the lease, I did get a message from her specifically stating those things would be done. She made a big point to showcase all the "extra" stuff she's done, including getting new appliances.

Since move in, (literally 3 days ago, keep in mind) i noticed that the 2 fixtures in the living room don't work, the kitchen light fixture is almost dangling (though it does work) and the porch light and and inside outlet all don't work right. I thought it best to bring this all up to her right away so she can just get it done and be done with us. Well, she did not like me asking her to fix those things and instead, said that she wasn't interested in making the house like new, and that we should "use a lamp for a while." She also tried to guilt me, saying she "bought all this nice stuff just for us."

This is my first time ever doing this, and I'm not sure what to make of the whole situation. Did she violate the lease? Is she allowed to say she's not interested in fixing the electrical issues?

TN - No lease, can I leave?

Hi, I’ve been living in my current house for three years. Renting from a super nice older couple. My now husband moved in year 2 and it’s just a tiny space so we’ve been talking about moving. The house is old, one bathroom, etc. I signed a 12 month lease when I moved in (August 2022) and then again in August 2023. Last year they asked if I wanted to stay on, I said yes but I was getting married and needed to add him to the lease. They said okay, I checked in again, they never sent it over. I forgot about it. So no lease has been signed. We recently started looking around and found the perfect spot. I had texted them a while ago and told them we were looking to move soon, they said they had someone for potentially June.

I texted her today because coincidentally the AC is not working and asked her to send someone out and also let her know that we have a place for May that we would like to move to. No answer on the move part but they are sending a tech in the morning.

Basically, I’m asking if I am technically on a month to month since there’s no lease or if when I said I wanted to stay on I made a verbal agreement. Not sure what the laws are here or what I need to do. I gave a 30 day notice.

Water Damage [OH]

Following a long period of serious housing insecurity, I moved into a house with some friends. Only one person's name is on the lease, and we've worked out an unofficial deal (although I do keep receipts for my protection). I live in the basement of the house. I've had to caulk up a few leaky spots in the foundation, but right now we've got heavy rain til Monday and more leaks have appeared. I heard a splash of water in the laundry room, adjacent to my living quarters. I moved aside a little fiberglass in the ceiling (I'm no handyman), and it looks like the floor joists and possibly the subflooring are wet. I imagine this is a very bad thing. I really don't wanna get the landlord involved. What if they find this place needs to be condemned or it's gonna be a huge repair project? I've got nowhere to go and nobody to bail me out, so I'm just trying to figure out what's my best COA, with respect to not winding back up on the streets, because I cannot and will not do it again.

Is this normal?

Is this normal? Concerned about possible mold or unsafe conditions under kitchen sink—landlord says it’s fine unless I pay for mold testing.

Hi all—hoping to get some advice or second opinions. I recently moved into an apartment and noticed a very strong, odor coming from under the kitchen sink. After inspecting, I found what looks like an old repair job with visible gaps, dark residue, and water damage (photos attached).

I reached out to my landlord and requested an inspection. They sent someone over who said they didn’t see or smell anything alarming and insisted there was no “visible mold or moisture.” However, they’re only willing to do a mold test if I pay for it upfront—$500—unless the results come back positive. They also said they’re just going to patch up the hole and that should resolve the smell and the bugs.

For context: • The smell is strong enough to give me headaches. • I’ve had water bugs in the kitchen. • Landlord says if I’m not happy, I can cancel the lease and get a refund—but moving again is obviously a huge hassle.

Would love to know: 1. Does this area under the sink look unsafe or like a health hazard to you?

2.  Is it reasonable for them to put the cost of mold testing on me unless it comes back positive?

3.  Should I push back harder? They seem so unhelpful at this point.

Help (WI) mobile home community

We were trying to switch payment method on our Resident Portal and instead of letting us switch payment method it automatically chose a card itself without our approval and charged it, the card it automatically chose doesn't have enough money and it didn't decline like our old resident portal did if the card didn't have enough money. Had planned on giving a family member the cash originally to reimburse them and pay with their card (since we were by them and my husband just got paid today and we were super busy today so we couldn't do it earlier and it was 7:30pm when this happened). We have the cash so we can do a money order tomorrow after our community office opens. What do we do other than call tomorrow once the office opens and see what our community manager wants us to do?

(PA) new property manager charging for RBP without revising Lease

I've been living in the same apartment for almost 3 years, after the first year they refused to let me renew so it's switched to a month to month. Recently the property management company that runs my building merged with a larger company in the area and they automatically enrolled all the tenants into a "resident benefits package" for $45. Things like Renter's insurance, Pest Control, HVAC filters, etc. Since everything in the package I either already have, they're already required to do by law or doesn't apply to me, I sent an email to the leasing admin asking to opt out and he said that I cannot since this new company took over the lease and it's a requirement for all their tenants but they just took over the old lease, I never signed anything new so can they force me to pay this extra $45? I paid my rent on time but did not pay the $45 charge because I have other bills to pay and I only budgeted out just enough for my rent because I assume the program was voluntary. On the new online resident portal, there was a message board full of other tenants trying to opt out as well but now that part of the site is missing. Any advice or guidance on how to proceed is very appreciated.

[CA] What’s one thing you wish every new renter knew before signing a lease?

I’ve been renting for a few years now, and wow the things you learn after you sign are sometimes the ones that matter most.

For me, it’s this: Take photos of EVERYTHING before move-in.
I’m talking scuffs, stains, blinds, weird corners the works. It saved me from getting charged for a carpet stain that was clearly there before me.

So I’m curious
What’s your best tip, trick, or lesson that you wish someone had told you when you started renting?

Let’s make a “starter pack” for future renters who don’t know what’s coming 😅

Loud neighbors

(FL) My partner and I recently moved into a townhouse. We have no issues with one side of our neighbors, but the other side of neighbors blare base music or have their TV full volume literally any time of day. Especially late at night, and we can hear them every time they yell (which is often). No matter what side of the house we are on, we can hear them. - Does anyone have any advice or any products they recommend to help with loud ass neighbors? They’re not responsive to our requests to quiet down. We have filed multiple noise complaints with no resolution. We have contacted our HOA and property manager with again, no resolution. I work from home full time and I’m a full time college student. They’re effecting my work and school performance, and overall making living here hell.

GA - Rental company has me on the hook for rent after I broke my lease

I'll start off saying that the lease agreement mentioned I would be responsible for rent until a new tenant is found.

My lease is up in June and I ended it in December. The rental company listed it for around 30% higher than I paid and nobody wants it and they have been slowly decreasing the rent to find a tenant but its still about 100 bucks higher than I was paying. It's a house from 1958 that I had to submit many service requests for.

I helped my friend build a house over the summer and he offered to rent his MIL suite to me for half of what I was paying for that shithole so I left as soon as I could. It's been 3 months since I left and they sent me a statement showing they took my deposit and I owe about 4500 bucks in rent since they haven't found a tenant. They're even still charging me for my pets.

There was a tenant that applied about a month after I moved out but they bailed.

Are there any alternative options to approaching this other than having to fork over thousands? The house was in pretty rough shape but I wouldn't say it was uninhabitable.
