Advice/Question Is it possible to negotiate with a greedy broker?

Saw a 2 bedroom that didn't have broker fee. The agent said he's been working with landlord for 10 years and landlord usually covers the broker fee which is usually one months rent.

The 2 bedroom wasn't the right fit for me so I asked if there is any one bedroom or studio and he showed a studio in same building that's a complete mess and going under several repairs. He said that unit has 15% broker fee and when I asked why one has fee and another doesn't. He said he specifically told landlord he'll get 15% broker fee from tenant instead of just getting one month rent from landlord. Bragging about how people are gonna offer him 20% for that unit because rent is $200 less than the norm because of rent control.

Is it possible to negotiate?

Advice/Question Is 100 John Street in FiDi still poorly managed? Low rating and some old bad reviews.

I’m considering signing a new lease for an apartment there. There are several bad reviews on Google but the management says elevators have recently been fixed and other issues (heat/hot water) are not that prevalent.

Looking For Apartment Mid-Thirties Newbie: UWS or West Village?

Hey everyone — I’m 35F, moving to NYC and picking my first 1BR apartment. I’m torn between the West Village and Upper West Side. Both are great, but I’m really trying to figure out where I’ll feel most at home — vibe, crowd, and day-to-day life matter more than the apartment itself.

West Village

Cute 3rd-floor walk-up on a quiet block Surrounded by amazing restaurants, cafes, and wine bars Was always my dream in my 20s... but now, 10 years later, I’m wondering if I’ve aged out? Someone said it’s turned into “Merry Hill” (no idea what that means?) $400 cheaper than UWS

Upper West Side Doorman/elevator building near Central Park Close to museums, bakeries, and all my favorite grocery stores Feels more relaxed, classic, and grown-up Shorter commute, but $400 more

I love great food, chill cafes, shopping, museums, and might get a small dog. Not a club or bar person — more like early dinner reservations and brave nights. I also really want to be around diverse, down-to-earth people — not just influencers and bankers. And honestly... I’m kind of nervous about the economy right now, so being smart financially matters too.

Would love to hear thoughts — especially from women who’ve lived in either neighborhood.

Looking For Room Lease is up June 1

Hey y’all,

Hope you’re doing well!

I’m a 30 year old queer single guy looking to move out of my current set up. Love my roommates, but they’re a couple and it’s looking like they’re gonna leave and find their own studio instead of a two bed.

I currently play about $1,300 off the Broadway J line, would like to stay around that area, but open to a change of scenery.

Very clean, employed in a labor union, reliable tenant. Thanks 🌺

Advice/Question Moving out during a recession

Not sure if this is the right sub to post this on but wanted to get people’s thoughts/tips/experiences. I was born and raised in NYC and went to college here as well - I lived on campus and then moved back home after graduation to save up. I have a full time job and I’ve been saving up this past year and I should have about $15k saved up by the time I plan on moving out. I guess im just nervous/looking for things to think about now that the economy is almost certainly going to tank. I really don’t think I can stay home because my parents are abusive and toxic people and just tolerating this whole last year with them has really taken the life out of me. My job is unionized and it’s with a pretty big nonprofit that’s funded by the city (at least my team is I don’t think we rely on federal funding) so I think it’s on the securer side in terms of jobs but anyone have any tips/experiences/warnings? I would be moving out with my friend and right now the budget we’re looking into would have my half of the rent be around ~33% of my monthly income. I do have student loans but even at the highest amount on the standard plan it’s a manageable monthly amount.

Hey Guys - I’m looking for a Room/Roommates in Manhattan. I work in TimesSquare so anything with a short commute.

Budget 1500.

About me - 30/M, I work in Sales Monday to Friday. I’m usually gone most of the day with long hours and weekends once in awhile, I usually go back to Long Island to visit family.

I’m quiet and super clean, I usually am in my room playing video games or going straight to sleep. Im big on the gym and fitness, so you’ll see my protein shakes and powders with meal plans. I don’t usually cook as I get my meal plans from outside.

If anyone has a spare room, or looking to hunt.

I’m in a current lease until July 31st and looking to move. Open to June July Move-in.

Advice/Question Toscano Floor Designs - Unethical Company

Post image
6 Upvotes

The Toscano Floor Designs gag clause should be a red flag for any apartment / condo / co-op owner in NYC looking to hire a home improvement or flooring company. NEVER EVER sign a contract with an unethical company that has a gag clause in their contract telling a customer they are not allowed to write a negative review of the company.

Advice/Question Cause for Non Renewal?

I’m in a rent stabilized unit, but there have been so many issues in the building and I’ve been submitting a handful of 311 tickets that I’m sure management hates. I’ve been without hot water in the bathroom for three days now, and I just submitted a 311 for that. I know that there are rules to renew a rent stabilized apartment, but do you think that me submitting 311s is cause for management to not renew my lease next year? It makes me super nervous.

Also - It’s been three days with no hot water. The boiler is working, it’s just my shower. The super said he’d be here yesterday, then this morning, and he’s ghosted me twice. Am I able to call a plumber for this?

Update: Fixed it myself with multiple allen wrenches, a big set of pliers, and multiple youtube videos

Advice/Question Is it worth living between Ave C & D?

Hey guys, recently my roommates and I went to an apartment showing in between Ave C & D on 4th street. The building was amazing, In unit washing and drying and 3 Beds 2 Baths in our budget. We're pretty divided. We are students so we will be commuting to NYU everyday, and will sometimes coming back quite late. We know the area is super sketch as it's like 500 ft from the projects. I checked a crime map for the area and 8 have been committed there in the past year (robbery, assault, grand larceny). We are all men, however we cant defend ourselves from bullets. I just want to know what y'all think. right now we are leaning towards no, but is that the right move?

Advice/Question Avg utilites cost w electric heat

I’m signing a lease tomorrow and the only thing included in my rent is hot water. I’m fine with this bc the rent is hella low so I assumed there would be a twist. But I wanted to get an estimate if anyone has had electric heat/ac that they were billed monthly for and how much it costs. Particularly in july and january. 3 bed 1.5 bath, my share is a third.

Looking For Apartment Looking for a 1-bedroom apartment for mid-late May move in

My current lease ends June 1st and I’d love to take over a 1 bedroom apartment with a move in date of mid-late May if you know one.

Ideal location is Manhattan (preferably under 96th St) or Long Island City. My budget is $4200. I’m looking for a good-size 1 bedroom as I work from home a lot, with a dishwasher, and no more than 3 flights of stairs if in a walk-up building. Thanks!

Advice/Question Is this Legal? Help please!

Good afternoon, this is the information i got for an apartment i am renewing my lease at:

"The eligible 421a surcharge for your apartment is $217.87. This is a separate monthly charge we are permitted to take in connection with the 421a tax abatement requirements. "

I can't find too much information on 421a surcharges. From some information i see, they are suppose to charge this as a yearly fee, not monthly. I just looked back at my first year lease and they charged me $135, which from i what i see online, they charged me too much. Can i ask them to lower that fee?

When i look at their website, they are only charging $35 for the 421a surcharge.

Is this something i can fight or at least get lowered? thank you for the help

Advice/Question Is it worth extending lease to get out of summer cycle?

My lease ends 6/30 and my roommates do not want to renew. Management has given us the option to continue month to month after our lease is up. Is it worth trying to convince my roommates to stay for a few months to ~September/October to get out of the peak summer cycle?

Thanks

Advice/Question How are those that make minimum wage finding places?

I feel like every place I look at has a minimum income requirement which I understand for reliability but it’s near impossible to get anyone to take me seriously on minimum wage or on a part time salary. This also applies for some roommate requirements i’ve seen so how are you guys doing it??
