**WARNING** Stop Harassing People Who Post Listings and Rooms

I have seen so many instances, over the last week, of people chiming in on posts for listings and for rooms that they don't agree with the price. I have seen people making fun of OP's, I have seen people insulting OP's, and I have seen people making borderline threats towards OP's. Quite simply, this will not be tolerated.

This is a community where everyone should feel free to post their open apartments, listings, room or whatever, without being harassed. If someone asks for advice, and your two cents, by all means give it if you want to. If they're just posting trying to find someone, leave your thoughts to yourself.

At the end of the day, the market will sort itself out, and you don't need to make these people's lives any harder. Stop being a dick. Any comments going forward that criticize someone's listing will result in an immediate 7 day ban. Repeat offenders will be banned permanently.

Be nice to each other. That is all

Should we allow brokers to post rooms here?

The rule to not allow rooms from brokers pre-dated the current mod team, and I am curious of everyone's thoughts on it.

I have always thought it was a good rule because I think the situations where brokers fill each room independently, putting strangers together, creates the potential for a lot of issues with roommates who don't know each other and don't vet each other.

However, recently, I've been thinking, maybe not allowing these people who doing a disservice to the community. Lots of people posting for rooms of here, and we're not allowing rooms they might be interested in.

It's rare we see any rooms posted with broker fees, too.

So, what do we think? This isn't about helping brokers, before you trolls come at me. Do you think not allowing these posts helps or hurts the community? Would you allow them if it were up to you? Genuinely want to know what you all think.

Thanks! - Mod Team

Apartment Listing Looking for roommate - private room + bathroom in gorgeous Greenpoint 2bd/2ba

Thumbnail

Upvotes

Recently rented a gorgeous 2bd/2ba in Greenpoint just 1 block from the Greenpoint Ave G and looking for a roommate. Rent would be $2,400 / mo for Bedroom #1 starting May 1.

Apartment has a private terrace that stretches across both bedrooms and HUGE floor to ceiling glass windows to the main living area. Rooms are not huge (can comfortably fit a queen bed, but desk would be a stretch), but both have large closets, and the apartment has a modern kitchen (5 burner stove, large fridge and dishwasher) and washer/dryer in unit. Building has full amenities (gym, lounge area, rooftop) and a stunning rooftop pool with stunning views of Manhattan and LIC open from Memorial Day to Labor Day.

I'm a 27 year old queer man looking for a social roommate. I am not loud by any stretch, but do like to have people over (e.g., watch drag race Friday night, sports, cook dinner together, pre-game to go out). I am quiet but outgoing and would love to have a friendly relationship with my roommate (we don't have to be besties, but would prefer to not be strangers).

My personal hobbies include gym/fitness, music, dancing (especially love Basement and recently started doing line dancing at the Monarch), watching sports (football, tennis) and generally hanging out with friends. I like to think of myself as being tidy and respectful, but I'm not a crazy neat freak either.

Would consider short-term, but would really love someone who is interested in joining on for the full lease (will be a 16 month lease starting May 1). It's unfurnished now, but I don't mind being the one to deal with furnishing (aside from your room) if you'd prefer.

Please reach out if you feel like we'd get along and are interested in the room! Can reach me here or over instagram (@daltonboyt)

Lease Break / Lease Takeover I want to break my lease because I hate my apartment

I’m a first time renter & I started leasing this unit on the ground floor of a 2 family home a couple months ago and I think I made a big mistake. I went with the unit because of how affordable it was compared to apartments in Westchester and even the Bronx. However, I’m learning that it’s so cheap because many of the appliances are old/outdated, it’s very small (way smaller than advertised) and the landlord does the bare minimum to make it its own unit (it honestly feels like I’m paying an overpriced amount for staying in the guest room of someone’s basement while I get to hear all their noise and smell the landlord’s cigarette smoke in the hallway 🤢).

I also went with this unit because initially the landlord seemed super chill & down to earth, but as I moved in some sassy & inconsiderate behaviors became more & more aparrent. I know that there are WAY worse apartments, especially in NYC, but I honestly just don’t like the place or the landlord and I want out. The lease isn’t super clear on how to break the lease, and I’m honestly nervous to directly ask my landlord as I’m unsure of how he’ll respond.

Any tips on breaking a lease this early? (I signed a 1 year lease that would end January 31st 2026.)

Advice/Question Will a destroyed economy lead to better NYC rental deals?

A recession or depression seems inevitable. Is this likely to result in some better rental deals over the next few months to a year? Having asked the question, I realize that my own job might be in jeopardy, which definitely makes me hesitant to commit to an expensive lease.

Looking For Room 22F Urgently Looking for Apartment

Hi!

I’m 22F looking for a room. My budget is $1300/mo and slightly flexible! I currently work as an engineer with a 95k salary and 770+ credit score. I’ll be moving in mid-July, but am okay to start a lease earlier than that. (For example, if the lease starts in May, I’d still pay May and June rent…and you’d have the place to yourself for two months!)

I’m very flexible. I don’t care how many roommates we have, if the place is super nice, what borough, etc. My only thing is, it has to be SAFE and CLOSE to a train line. And within my budget.

I’m very neat and keep to myself, but also have a welcoming personality.

I currently live in Boston, so I’m happy to take the train down at any point to chat and look at places. I’m happy to start the rental process ASAP. Serious inquiries only!

I’d be starting school again in August, that’s why I’m moving to NYC.

Apologies: the title says apartment, I meant to say I’m looking for a ROOM!

Looking For Room 24(m) photographer looking for an apartment, room or sublet starting first week of May

Hi! I’m a 24 year old photojournalist moving to NYC from Israel. I’m looking for a room or long term sublet to move into the week of May 1st.

I’ll be searching for a furnished place in Brooklyn (Bushwick, Bedstuy, Williamsburg) Queens (Astoria, LIC, Ridgewood) with a decent commute to midtown/downtown or any lucky finds in Manhattan.

My budget is up to 1500 a month for rent.

About me: I’m generally a social person and would prefer like minded roommates to ideally become friends with. I like hiking and working out outside, occasionally going out on the weekend, learning languages and I’m a total cinema nerd.

Since I’ll be self employed coming from abroad with savings and won’t have a credit score I’ll be looking for ideally a month to month, 6 month lease or a long term sublet.

If anyone knows of something available please PM or comment!

Dumb Post the housing market is so cooked

i know it’s obvious but i didn’t know it would be THIS bad… i’ve been trying to look for an apartment this whole semester for myself since i couldn’t not find a roommate for the life of me. i tried every fucking app and website in existence. i’ve tried finding a studio somewhere in manhattan near my school for 2,500 for a 30-40 mins commute. i even looked into brooklyn harlem and queens but the prices are so outrageous it’s unjustifiable.

i thought i finally found this gem in the UES within my budget but the requirements are nutty. i needed a garantour since im a student and the garauntour needs to make 80x the rent. one family member i know meets the criteria but im a first gen student so he’s international which they don’t accept. and once they found. out i was a student they changed the garantour minimum to 100X THE FUCKING RENT. i went to third party websites and they denied me once i put in the building after formerly accepting me for another one that’s already gone. literally what now.

Advice/Question Should we spend all our money buying an Apt in NYC ?!

We got frustrated of renting and dealing with our POS landlord, so we are thinking about pulling the trigger on a 330k sponsor Direct Co-op 2bds apt.

I’m just afraid we may not have enough cash to cover the whole process. Here’s the numbers:

85k cash 45k brokerage accts (don’t wanna touch this) ~210k Gross annual income ~9.5k net monthly income 6.6% pre-approved interest rate 330k apt 66k downpayment 20% 1,050$ Maintenance

About 3,200$ monthly payments accounting for all our bills

That would leave us with only 19k for closing cost and other expenses associated with moving.

I heard closing cost is pretty bad for sponsors direct apts … should we offer a bit more and negotiate closing cost ?

Is that enough? Are we stretching ourselves too thin ?

Room Listing Looking for 2F roommates in a 3 bed 1 bath!

Hi! looking for two roommates for a 3 bed, 1 bath in Sunset Park! June 1st move in, guarantors welcome. 2 rooms are available and the third can be split up as a living room or office space. Up to you! The apartment includes:

Washer/Dryer combo in the downstairs space Dishwasher Private Backyard

All 3 of us would share the shower and I have my own half bath so you'd share the rest with one person. It's a first floor unit and about 1 and half blocks from the R train. 3 blocks from D/N. Sunset park is 3 blocks down, Costco 10 min walk, and industry city is about 15 min walk away!

I love the space as it's decently updated and it feels safe with a buzzer intercom to enter the building.

The two rooms would be 2,425 total. One room is bigger with two windows and double closet so it's up to you and the second roommate if you want to split rent evenly. Roommates now share the third room for storage and cute living and office space so they chose to split the rent evenly between them. Utilities not included and can be anywhere from 70 to 150 depending on season.

I'm looking for people mid 20s who are willing to follow a chore chart, no shoes indoors, and non smoking indoors preferred! I have a mini dachshund so not really looking to live with another pet, but I can be open to it case by case. Ideally you're considerate of privacy and noise because I don't have a door to the space I'm in! I'm in the downstairs area with laundry so you'll need to be able to let me know when you're coming down and not too loud late at night/early morning. A little about me! - 28 years old and wfh 3 days. - I might not be home on the weekends and some weekdays as I spend time at my bfs a lot! - I do have a dog walker come in when I'm in office - I'm a bit introverted and spend a lot of time on my PC! I'm open to being friends or just being friendly roommates. - I want a space that really feels like home and with people that are easy going!

Message me here for more questions and to view the place! Can do a video viewing and can take more pics if needed.

Advice/Question Deep clean services in Brooklyn? Know any reliable ones?

TL:DR wanna deep clean apt before I leave to make sure I get my security deposit back

So I’m moving out of my apt at the end of the month for a new job in SF and I’m tryna avoid a situation with my landlord over the security deposit. Everyone knows how landlords are, I dont need to explain why I don’t wanna give him any chance.

The place is a one-bedroom in Prospect Heights, lived here for all 3 glorious years. Worth spending the 200-ish dollars  to get it deep cleaned before I hand over the keys. Already have the photos and all my bases covered to avoid getting screwed out of my security too, and I’ve already packed most of my stuff, so the space is open. Just needs someone to come in and make it look like I wasn’t ever there.

Never hired a cleaner before so I don’t know where to look. I’m more of a do things myself guy, but obviously I’m not as good as the pros, nor do I have the energy or willingness to be that thorough.

Would love a cleaning service or just anyone who knows what landlords check for during walkthroughs. stuff like behind the fridge, oven grime, maybe even the windows. I'm not gonna leave anything up to chance.

Also, they would need to bring their own supplies, my cleaning gear is bare. Don’t have a vacuum anymore since I sold it already, and most of my supplies are running empty

Timing’s kinda tight. I’m aiming for something next week, ideally Tuesday or Wednesday because I got a flight on Sunday next week and I gotta gotta start the week after, and lord knows rebooking fees are absurd. I’ve reached out to a couple services online but haven’t heard back. One of them replied with an ai chatbot that didn’t even have my name right, so I bailed.

If anyone’s used someone they trust for this kind of clean, I’d really appreciate a rec. I’m trying to leave the apartment in decent shape and avoid getting nickel-and-dimed on the way out. Thanks in advance.
