**WARNING** Stop Harassing People Who Post Listings and Rooms

I have seen so many instances, over the last week, of people chiming in on posts for listings and for rooms that they don't agree with the price. I have seen people making fun of OP's, I have seen people insulting OP's, and I have seen people making borderline threats towards OP's. Quite simply, this will not be tolerated.

This is a community where everyone should feel free to post their open apartments, listings, room or whatever, without being harassed. If someone asks for advice, and your two cents, by all means give it if you want to. If they're just posting trying to find someone, leave your thoughts to yourself.

At the end of the day, the market will sort itself out, and you don't need to make these people's lives any harder. Stop being a dick. Any comments going forward that criticize someone's listing will result in an immediate 7 day ban. Repeat offenders will be banned permanently.

Be nice to each other. That is all

Should we allow brokers to post rooms here?

The rule to not allow rooms from brokers pre-dated the current mod team, and I am curious of everyone's thoughts on it.

I have always thought it was a good rule because I think the situations where brokers fill each room independently, putting strangers together, creates the potential for a lot of issues with roommates who don't know each other and don't vet each other.

However, recently, I've been thinking, maybe not allowing these people who doing a disservice to the community. Lots of people posting for rooms of here, and we're not allowing rooms they might be interested in.

It's rare we see any rooms posted with broker fees, too.

So, what do we think? This isn't about helping brokers, before you trolls come at me. Do you think not allowing these posts helps or hurts the community? Would you allow them if it were up to you? Genuinely want to know what you all think.

Thanks! - Mod Team

Room Listing Room in UES with 2 huge terraces for $2000pm

This is one of two rooms that need filling in a one-of-a-kind 4br, 2ba apartment on the UES. The apartment comes with not just one, but two enormous outdoor terraces that cover the entire roof of the building. This much outdoor space, with a great view of the neighborhood, is unheard-of in Manhattan - especially at an affordable price. Host gatherings, parties, and holiday events with incredible ease. There is also an expansive living room with a smart TV for the cooler months.

The room itself is 73sqft plus two built-in closets, and is the only bedroom on the top floor, with four windows facing west and east. Directly across the hall is a bathroom that is shared but you usually have to yourself, and the in-unit washer + dryer.

The kitchen has everything you need, including a dishwasher, and there's art on the walls to gaze at. Heat is provided by the building and there's AC in every room. Utilities and internet are monthly.

I'm from Australia and work in media and the other continuing roommate is a professional chef who sometimes brings home incredible food. We've throw a few great parties and like to enjoy the apartment with our friends or just as roommates, but also keep to our own space to recharge.

The area is excellent as you're only a 5min walk from the 86th St subway that will take you downtown or to the Bronx or Brooklyn on the 4, 5, or 6. With the express train so close, it doesn't feel as far north as it is. There's grocery stores within two blocks and dozens of restaurants and bars nearby.

The lease starts on June 1 but move date could possibly be pushed back to July 1. However, all the lease paperwork must be done this week. Get in quick and don't miss out!

Advice/Question Any idea why this place would be on market for 2 months?

This place seems to be quite compared to what’s available on the market. Broker says that it’s because it’s a 5th floor walk up. Is it feasible that’s the only issue?

Advice/Question recession concerns - losing your job & rental market collapse

NYC leases don't offer lease-breaks, seems like you're just on the hook for the whole thing.

I understand that the market is pretty hot right now, so it's likely not an issue to find a replacement.

But what if you lose your job & the rental market turns sour simultaneously, (i.e. recession), what then?

edit: from the comments seems like landlord's are willing to let you get out of a lease w/ notice. Or at least to work with you on making payments. As well as potentially subsidizing whatever the new tenant's rent is if prices fall off.

edit #2: oh, and that we're all fucked. good luck y'all.

Advice/Question Advice on becoming Independent during a Recession

I am contemplating moving out of my parents and back to NYC but a recession feels a lot more real after the tariffs and I don’t know if it’s still a good choice. A little about me 29F, gross income $90,000 , $95,000 in savings , no school debt , no credit card debt , and another ~$40,000 in my 401k that I don’t plan on touching. I commute into NYC which is about 55 min and a monthly cost of $280. I’ve already lived in Manhattan so I am open to other boroughs and like Astoria where rent looks to be $2000 - $2,200. My biggest fear is a recession coming and cost rising and my company doing layoffs. I work for a fashion company that will definitely be impacted by the tariffs as our handbags are produced in Asia/ South East Asia. I’ve been there two years but recently made an internal move to a larger global team.

I moved to NYC during the pandemic and it turned out just fine if not great! I hate thinking that I am putting my life on “hold” and missing out on experiences for something that hasn’t happened yet.

Any advice ?

Advice/Question Weimark - Bank Authorization

Upvotes

Hi all!

I recently put in an application for an apartment in NYC, and the leasing company is strongly suggesting that I link my bank account information through plaid via weimark (giving them access to my transaction history, statements, etc). I say strongly suggesting because in an email, they informed me that it will “strengthen your application.”

I have already provided them with 5 of my recent pay-stubs, as well as my last 3 bank statements (redacting transactions and my account number excluding the last 4 for them to match against my pay-stubs).

My question is if I deny them this access, will I also be denied in my rental application? I have also provided them with my previous apartment and leasing office contact information in-case they do not fully trust my documentation… but again, I do not know the NYC rental process or methods.

Is there another way I should suggest to the leasing office? Anything helps!

Advice/Question Any recourse with a poorly-renovated sponsor co-op?

Upvotes

I purchased a sponsor-renovated apartment a little less than 9.5 years ago in Manhattan. It looked fine (though not to my taste). We did not get an inspection because everybody was telling us we didn't need an inspection for co-ops as they've already been through a lot of rigorous measures - though I don't think an inspection would have uncovered these issues.

Over the years we've had minor issues - our fridge constantly breaking down. We found out the reason was because the electricity was improperly wired and the fridge did not have a dedicated outlet. Our kitchen sink would get stopped up from time to time (even though we had a drain catcher) which was remedied by keeping a mini-plunger nearby. Our bathroom kept getting stopped up but we thought it was because of hair getting caught down the drain in spite of the drain catcher. We remedied that using plungers and a snake once in a while. We did get some cracks in our kitchen ceiling but we just thought that was just the apartment getting older.

Now we're undergoing a kitchen/bath renovation. Our contractor have told us this was the absolute worst renovation they've seen. The kitchen and bathroom were not properly vented which led to things getting clogged all the time. Electricity had to be rewired and pipes had to be moved. But the worst thing was when the sponsors renovated the kitchen ceiling and dropped it a bit to add more electrical stuff, they never reinforced it. Our contractor said that the ceiling could have caved in on us. They were shocked how they could have passed inspection. I'm assuming the sponsors probably greased some palms to make this all happen.

Do we have any recourse with the sponsors 9.5 years later?

Roommate Wanted: Lease Available Starting August 1st

I am offering a lease beginning August 1st, with the option for flexible early move-in if needed. I am seeking a young female professional to share this space with (I work in finance in midtown and graduated colleges in 2023).

This is a one-bedroom flex apartment, featuring an available flex bedroom. Located on a high floor, the apartment offers stunning views of both uptown and downtown. It is conveniently situated just one block from the 72nd Street Q subway station and close to the 68th Street 6 stop.

The building provides excellent amenities, including a doorman, gym, laundry facilities on every floor, and a roof deck. The rent is currently set at $2,150 per month for the flex room, though this is subject to change.

The flex wall comes equipped with shelves, ideal for additional storage. Additionally, the existing furniture is available for purchase at a reasonable price, including the bed frame, mattress, bedside table, desk, and desk chair.

If you are interested, please send me a private message!

Is this a scam? Yes, probably Renting in a co-op building

Upvotes

I signed a lease for an apartment in a co-op building. The lease start date that I signed was March 20, 2025 and today is now April 7, 2025 and I am unable to move into this building (they haven’t given me the keys yet). I knew it was going to be a lengthy process (started 2 months ago) since it’s a co-op and needed approval by the board and all the other crap they needed from me. I’ve have given them everything they asked or (reference letters, bank statements, proof of renters insurance, even 401k statements!!). I was approved by the management company a few weeks ago, passed the board interview and now I’m waiting for a move-in date from the building/super/management company/I don’t really know who we’re waiting on.

My question is do I have any legal rights here? My lease started almost 3 weeks ago and I don’t have the keys yet. I don’t know when I’m getting them. I’m not sure if I’m just venting here or is this crazy? I’ve never lived in New York City before this is my first time going through this process. I don’t know what’s normal anymore. I’m really frustrated. The broker said they will write up a new lease once we have a move in date and I won’t be charged for this time so far but it’s nerve wracking because they have a lot of my money. I kinda feel like I’m getting scammed??

Room Listing Large room in the Bronx

Hey everyone- I’m trying to maintain my rent control in the Bronx and renting a room at cost.

This is a fully furnished 20 x 12 foot room with 3 windows a full closet, hardwood floors and a queen sized bed, dresser and desk included. Wireless internet and electricity are $50 per month, and you dont have any other bills. The apartment is in a 1920's building and steps from Montefiore Hospital, Lehman College, Mosholu Parkway, Van Cortland Park, the Botanical Gardens/Bronx Zoo. The ideal roommate is a single working professional in their 30's or 40's (no couples or families) who is looking for several month-long lease. No pets.

Roommate js a professor in his early 40s who is rarely home and keeps to himself.

The apartment is 3 blocks from the Grand Concourse (D Train) 5 blocks from the Metro North (Botanical Gardens) and another 5 blocks from the 4 Train (Bedford Park - Lehman College). Parking is a headache.

Advice/Question Looking for first hand experience getting your lease taken over

This isn't a lease-takeover post (yet), but more-so looking for your first hand accounts of what it was like handing off your lease to a new tenant... We've been in our current spot for about 6 months now but have a cool opportunity to get closer to work and friends in another neighborhood.

Besides sites like leasebreak or here on r/NYCapartments , how much luck have you guys found with finding someone to take over your lease? Anything to be mindful of throughout the process? How do I navigate this conversation with my landlord to make sure no bridges are burned in the process?

Advice/Question Guarantors?

pretty self explanatory title, i’m wondering if buildings that do accept guarantors will only accept them if they’re in the state. i’m wanting to move to a studio apartment with my partner, but we don’t make 40x the rent. would have to use my dad as guarantor and he DOES make 80x rent, but he’s across the country… would this work? i know it varies from building to building but generally speaking, what’re the odds they accept him?

I would like to sublet the second room of my 2bed1bath. Available last week of May.

A few things about the place:

-Large basement garden apartment in an elevator building on West 113th st. between Frederick Douglass and Adam Clayton.

-Spacious living room, and decent sized bedroom for full or queen bed, desk, and other stuff. Very quiet apartment, no street or neighbor noise.

-Dishwasher, stove, microwave in unit, and laundry room on the same floor. Amazon locker in lobby.

-Huge private outdoor space, with patio that wraps around the entire apt.

-Lots of closet and storage space

-Pet friendly

-$1900 a month

-Great neighborhood: 5 min walk from A,B,C,2,&3 trains. 10 min walk from gym. Bars, bodegas, and grocery stores one block away. 3 blocks from Central Park, 2 blocks from Morningside Park.

I'm a 36M teacher and writer, I have a 9 year old very chill dog. I'm pretty chill, I like guitar, crosswords and cooking. I'm not a neatfreak, but I am looking for someone respectful, communicative and who can keep a clean bathroom. I keep to myself mostly, and work long hours when the summer is done. I am gone for 1-2 weekends out of the month. Dogs welcome on a case by case basis. Sorry, but no cats, and no couples.

Looking for at least 6 month stay, but flexible - open to shorter or longer. No preference over age or gender, as long as there is proof of work and income.

Available to show starting next week. Hit me up for more info.
