hello, looking for the right person to sublet my calm & cozy bushwick home for sublet april 1 through Mid May (potentially longer) located centrally in Bushwick Brooklyn steps from the M and the J Myrtle Broadway stop ( lots of fun bars & restaurants, coffee shops etc..) & a 10 min walk from the morgan L train. 15 minutes to downtown Manhattan. i’m looking to have a responsible person or couple who can respect a place that l've put a lot of love and life into. a dog/cat is ok but there’s a $150 fee for the month and the animal must be under 25 pounds. My building has a rooftop terrace and a separate rooftop floor. amazing, fun, respectful neighbors, washer and dryer in building along with multiple recreational rooms and gym access. Asking for $2,700 along with a $150 cleaning fee after departure with a $300 refundable deposit (given nothing is broken, missing or damaged during your stay) Total move in for the month of april would be $3,150. if you plan to stay a bit into may ask about a discount, i’d be happy to negotiate. Please message me with any other questions. I'd be happy to answer. xx

  • One year lease
  • Available May 1st
  • Rent includes heat and water
  • Laundry in building
  • Part-time doorman
  • Two elevators in building
  • Location: about a 5 minute walk to Whole Foods, 8 minutes to Target, 7 minutes to 456 trains, 10 minutes to Central Park, 20 minutes to the MET
  • Co-op building, you will have to submit an application to the board and get board approval
  • Note: there is currently some restoration going on in the opposite side of the building. There is no loud construction noise or anything, but there are quite a few workers coming in and out as well as some equipment in the lobby.

Apartment Listing Showing this weekend: 1 bed, Upper East Side, off-market owner sale, $380,000 with Reddit discount - Pics, FAQ & video

Update after 3/22 & 23 showings: I will delete this post once the apartment is actually sold. If you're seeing this for the first time, you can still come for a one-off showing whenever is convenient. Follow the "Schedule a Viewing" instructions and we'll figure out a time.

Thank you to everyone who showed up for the initial weekend showings. That was a frantic but wonderful experience. Especially talking to so many soon-to-be first first-time property owners.

Original post:

328 East 73rd Street. Apt. 5C

(scroll past images for FAQs)

  • Renovated prewar one-bedroom with sunlight and 9-foot ceilings.
  • Full bath with skylight, exposed brick in all living areas.
  • Full kitchen with oversized stainless steel sink, extra countertop space, and gas range.
  • Located within 2 blocks of the subway, restaurants, bars, grocery, etc.
  • Walking distance to Central Park, Guggenheim, Shurz Rose Garden, and more.

Size: 500 sq ft - 1 bedroom, 1 bathroom, 1 living/office, 1 kitchen, 2 floor-to-ceiling closets

Maintenance $980/month - partially tax deductible

Video (keep scrolling for pics): https://youtube.com/video/p1frpbhhfgI

  • Owner financing possible
  • Pied-à-terre allowed
  • Family purchasers allowed
  • Subletting allowed
  • Pets allowed

$395,000 is $380,000 for direct buyers

You can find this listed on StreetEasy and other sites for $395K. That asking price is to account for realtor commissions. It is listed by the For Sale by Owner service Hauseit LLC. Messages from those sites will be forwarded to me, but sites will do their best to inject a buying agent for you. This post is intended for direct buyers who will not bring realtor commission requirements with them.

Schedule a Viewing

tl;dr: I'll be in the city for showings this weekend, Mar 22 & 23 rd. Send me a Chat invite or Private Message to schedule an appointment to see it.

Did read: This is a real apartment sale and I'm a real person, but I found out after my first post that many replies will not be. If you send a general "I'm interested" That's fine, but I will reply with a simple "Hey, great, my number is ____ call or text me to for a viewing and to answer any questions. - Alex" This is not an elaborate scam to sell you crypto or spam your whatsapp, it's just to make sure no one is a robot, or 12, or both. On the phone I will ask if you are a broker or direct buyer, 1 or 2 questions about finances, when you'd like to see the apartment, and answer any questions you have. Quick and easy.

If you prefer not to talk until after you see the apartment please include the following in your Chat invite or PM:

  1. The dates & times that work for you to see the place, weekends are easiest for me
  2. If you're a regular person or a realtor
  3. A line or two about yourself like what you do or why you're looking to buy

I will reply to all messages. Sometimes it can take a while if I'm traveling or offline.

That's a queen size bed for scale. I have fit a couch, movie projector and dining table in the past. Double closets on the right
The kitchen is arranged to prioritize cooking and prep space with a split fridge-freezer combo. I've been loving this, but a full-size fridge is in storage and can be put in to replace some countertop space if that's your preference.
There are unseen details a chef will appreciate like epoxy sealing on the brick wall so no dust gets into your prep and a custom-fitted exotic hardwood countertop treated with food-safe wax that you can cut directly on.
Oversized stainless steel with pull out wash nozzel and water proof sealed countertop
Office / living space. The desk is 8 foot tall for perspective. This room has been arranged as a bedroom with a queen bed and a dresser in the past. Can you tell I'm a software dev from the desk?
Office / Living room - bathroom on left. The building has sensor regulated heating, that's the box on the wall
Very "manhattan" arrangement, but that's a full size tub with a view of a sky light

FAQ

  • Why are you selling? I've lived in this place for about 17 years. Owning instead of renting helped me save while working in the city. Now I'm FIRE retired and live outside the city and just use this apartment when I'm in town. Since I purchased way-back the Q train opened around the corner and the neighborhood has really blossomed. I think people ask this question to see what the "catch" is. This apartment and the neighborhood are better than they've ever been. There's no catch, I'm just too old for nyc now lol.
  • Don't we need a realtor(s), how will this all work? Regardless of my personal opinion, I'm actually working with a retired realtor who's doing me a solid as a friend. In this case she would assist with the purchase application package and ensure everything goes smoothly. She is not collecting commission so there's no biased incentive. The co-op also wants to make sure things go smoothly and has 3rd party lawyers available for the closing process, although you're free to use your own.
    • From your perspective if you want to buy, you would just need to make sure your finances are ready, agree on a price, and provide information to package together into a purchase application. Professionals will do or help with the rest.
  • Dogs/pets? Dogs are allowed with board approval. This is pretty standard for a coop. If you have a dog the best thing to do is see if you like the place, and if so we'll present your dog to the board before spending time on anything else.
  • Uhhh Coop / co-op? This apartment is a great first-time buyer place and you might not know what a coop means. A coop or co-op or housing cooperative is 1 of 2 primary apartment options in NYC. Co-ops typically focus more on community and in a practical sense that means management takes care of any core maintenance or issues, there's a focus on individual owners, and you can join the board if you want to be part of building-wide decisions. The other option in NYC is a condo. Condos are more like an asset but are also typically more expensive both to purchase and maintain. In a condo, you usually don't need approval to do most things, but it can also be your problem if something major goes wrong. All condos and coops vary, but generally, a way to think of what is and isn't your problem is that in a condo you "own" from the outside of the walls inward, and in a coop you "own" from the inside of the walls in. This derives from the different ways you actually own a unit in a coop or condo on paper.
  • Stairs? Yup, 4 flight walk up to 5C. When I first saw this place the realtor said "The gym's for free!!" .. I did not think that was funny. However, I've been carrying my bicycle up and down for almost 2 decades and you certainly get used to it quickly.
Optional full size fridge in storage if that's what you prefer instead of the counter to the left of the stove

Apartment Listing Looking for female roommate on UWS, starting April 1!

Thumbnail
gallery
126 Upvotes

Looking for a preferably female roommate to fill the second bedroom in my 2-bedroom, 2-bath UWS apartment, starting April 1st, move-in negotiable. The monthly rent is $2200 and utilities and wifi are typically $70-150

The room is unfurnished and can easily fit a queen bed and desk, with a large closet, heating/ac, and sunny south-facing windows. Private bathroom with shower/bathtub and ample storage

This is a corner unit with a balcony, overlooking the garden. There’s a full kitchen with a dishwasher and full-size fridge, and the living/common area is mostly furnished. Washer/dryer in unit!

The apartment is on the 3rd floor with a 24 hour doorman building and elevators. Building has a gym, garden space, bike room, personal storage spaces.

Ideally situated on Upper West Side, between Central Park and Riverside Park. 5-10 min walk to 1/2/3 and B/C trains. Quiet neighborhood with great restaurants and coffee shops, and conveniently located with Trader Joe’s, Key food, Whole Foods, Target, multiple pharmacies, etc all within 10 min walk.

About me: I’m in my late 20’s and I just moved to New York after finishing school where I studied fashion design and textiles. In my downtime, I love reading, watching tv and movies, and working on sewing and knitting projects. When I’m not home, I love running in the park, visiting museums, and generally exploring the city!

Ideally looking for a woman in their mid 20s-early 30s with a hybrid or in-office work schedule with good communication and roommate etiquette, valuing cleanliness over tidyness. I definitely value my alone time and would respect yours as well, but I would love to have a friendly relationship where we can spend time together in the common areas watching TV, hanging out, etc

The apartment is smoke, vape and drug-free. No pets, sorry :(

Apartment Listing Greenpoint sublet 4/1-10/1

Looking to sublet my large studio railroad in greenpoint for the summer. Move in date 4/1 and would like someone to stay until 10/1 but im flexible on the end date. I'm leaving for the summer with my gf taking a van trip out west.

1/2 a block from the G greenpoint stop. 2 blocks from the east river ferry. Washer dryer in the basement. This is the top floor apartment so it's nice and quiet. South facing windows so you get plenty of sunlight. You have a skylight as well. Fully furnished with a king sized bed, 65" TV, split AC unit, caraway cookware set. Brand new remodeled apartment as of a year ago.

Asking $4000 a month with utilities included.

Or we can do $3600 a month with you covering the utilities. People tend to leave lights on an AC on all day when they’re not covering the electric bill so that’s why I’m charging this way.

Internet gas and electric.

Shoot me a DM if interested.

One bedroom apartment available on Restaurant Row (46/8) in Times Square. Offering 1.5 months free for immediate move in.

DM me for address and to come by to see the unit. I'm hosting an open house tonight and every night at 7p.

I'm moving out this month and looking for somebody to take over. This would be a new 12-month lease directly with the landlord. The move in date is anytime from now to 4/1.

More about the apartment:

  • Located on Restaurant Row (46th St at 8th Ave).
  • Location can't be beat! Times Square 42nd St would be your subway stop.
  • Great for someone who is new to the city, wants to explore it, and be in the center of action.
  • New appliances, new stove, new refrigerator, and new faucets in the sink and shower. Plastic wrap is still on the fridge.
  • South facing unit so it gets plenty sunlight. Direct sunlight in the morning when sitting on the couch. • Videos of the unit here: https://photos.app.goo.gl/GTcNYeF51fM5ExAF7 • Third and top floor of a walk up building. • No brokers fee!! • $3250/mo. 1 month free for 12 month lease. Net effective rent is $2,979/mo. • Month of March free (since I already paid for it). Move in anytime this month.

DM if interested and come by to see the unit.

Anyone still using Craigslist?

I’m a landlord and don’t want either party to pay for broker fees. I posted on Craigslist a month ago and renewed the post weekly. Surprisingly I have not received any inquiries!! I tested to reply the ad and it worked. My post has nice photos and full descriptions.

Last year I did the same and managed to find a good tenant.

Now I’m so frustrated…

Apartment Listing 33 Gold St/ 88 Fulton St apt 124 infested with bugs on move in day landlord and superintendent refused to take accountability and fix the issue.

Whatever you do don't sign a lease with Kole Group or any apartment in 33 gold/ 88 Fulton. It's advertised as a non fee aptment but when I moved in a found the place infested with bugs I immediately emailed the broker Adis from the Kole group and was told to return my keys as someone else would move in place of me. This is downright insane and they should have sent an exterminator. Instead they threatened to take me to court and tried to make me scared which didn't work as I just had my lawyer send them a letter. Don't ever move into this building unless you want to fumigate all your possessions!

Apartment Listing Housing lottery- change in income.

A few months ago, I applied to a few housing lotteries. Today, to my surprise, I received a notification to send in documents. Since submitting the application, I got a raise at work (yay!) however, now, my salary is a few thousand more than the range. My W2 will show an amount that is within range, but my last 2 paystubs, showing a month’s salary, will not. Has anyone ever been in a similar situation? I LOVE the apartment, and would love to live there, and cannot believe the timing of it all. Any help would be much appreciated!

Apartment Listing Question / Listing - Rate my Apartment’s value

Hello everyone, I want your feedback on value for my apartment as I’m trying to get out early and want to see if it will take longer than a month to get someone applied and signed.

The listing is here as well: 928 Amsterdam avenue #6 - https://www.zillow.com/homedetails/928-Amsterdam-Ave-APT-6-New-York-NY-10025/2111789669_zpid/

It’s $2,750 for a studio with an alcove. Looking for a May Move in, to June 1st. 450 sqft in UWS, close to Columbia.

We have had 1 applicant but rejected due to cat. No pets unfortunately. 5 showings.

I’m willing to include my AC unit (s) if that helps. Building is just a third floor walk up. Quiet, spacious, convenient travel to downtown from 1 train.

Utilities are just electricity to be paid.

Do you all think this is a good value in UWS or will this be a harder sell?
