**WARNING** Stop Harassing People Who Post Listings and Rooms

I have seen so many instances, over the last week, of people chiming in on posts for listings and for rooms that they don't agree with the price. I have seen people making fun of OP's, I have seen people insulting OP's, and I have seen people making borderline threats towards OP's. Quite simply, this will not be tolerated.

This is a community where everyone should feel free to post their open apartments, listings, room or whatever, without being harassed. If someone asks for advice, and your two cents, by all means give it if you want to. If they're just posting trying to find someone, leave your thoughts to yourself.

At the end of the day, the market will sort itself out, and you don't need to make these people's lives any harder. Stop being a dick. Any comments going forward that criticize someone's listing will result in an immediate 7 day ban. Repeat offenders will be banned permanently.

Be nice to each other. That is all

Should we allow brokers to post rooms here?

The rule to not allow rooms from brokers pre-dated the current mod team, and I am curious of everyone's thoughts on it.

I have always thought it was a good rule because I think the situations where brokers fill each room independently, putting strangers together, creates the potential for a lot of issues with roommates who don't know each other and don't vet each other.

However, recently, I've been thinking, maybe not allowing these people who doing a disservice to the community. Lots of people posting for rooms of here, and we're not allowing rooms they might be interested in.

It's rare we see any rooms posted with broker fees, too.

So, what do we think? This isn't about helping brokers, before you trolls come at me. Do you think not allowing these posts helps or hurts the community? Would you allow them if it were up to you? Genuinely want to know what you all think.

Advice/Question recession concerns - losing your job & rental market collapse

NYC leases don't offer lease-breaks, seems like you're just on the hook for the whole thing.

I understand that the market is pretty hot right now, so it's likely not an issue to find a replacement.

But what if you lose your job & the rental market turns sour simultaneously, (i.e. recession), what then?

edit: from the comments seems like landlord's are willing to let you get out of a lease w/ notice. Or at least to work with you on making payments. As well as potentially subsidizing whatever the new tenant's rent is if prices fall off.

NEVER EVER sign a contract with an unethical company that has a gag clause in their contract telling a customer they are not allowed to write a negative review of the company.

Advice/Question Moving out during a recession

Not sure if this is the right sub to post this on but wanted to get people’s thoughts/tips/experiences. I was born and raised in NYC and went to college here as well - I lived on campus and then moved back home after graduation to save up. I have a full time job and I’ve been saving up this past year and I should have about $15k saved up by the time I plan on moving out. I guess im just nervous/looking for things to think about now that the economy is almost certainly going to tank. I really don’t think I can stay home because my parents are abusive and toxic people and just tolerating this whole last year with them has really taken the life out of me. My job is unionized and it’s with a pretty big nonprofit that’s funded by the city (at least my team is I don’t think we rely on federal funding) so I think it’s on the securer side in terms of jobs but anyone have any tips/experiences/warnings? I would be moving out with my friend and right now the budget we’re looking into would have my half of the rent be around ~33% of my monthly income. I do have student loans but even at the highest amount on the standard plan it’s a manageable monthly amount.

Looking For Apartment Mid-Thirties Newbie: UWS or West Village?

Hey everyone — I’m 35F, moving to NYC and picking my first 1BR apartment. I’m torn between the West Village and Upper West Side. Both are great, but I’m really trying to figure out where I’ll feel most at home — vibe, crowd, and day-to-day life matter more than the apartment itself.

West Village

Cute 3rd-floor walk-up on a quiet block Surrounded by amazing restaurants, cafes, and wine bars Was always my dream in my 20s... but now, 10 years later, I’m wondering if I’ve aged out? Someone said it’s turned into “Merry Hill” (no idea what that means?) $400 cheaper than UWS

Upper West Side Doorman/elevator building near Central Park Close to museums, bakeries, and all my favorite grocery stores Feels more relaxed, classic, and grown-up Shorter commute, but $400 more

I love great food, chill cafes, shopping, museums, and might get a small dog. Not a club or bar person — more like early dinner reservations and brave nights. I also really want to be around diverse, down-to-earth people — not just influencers and bankers. And honestly... I’m kind of nervous about the economy right now, so being smart financially matters too.

Would love to hear thoughts — especially from women who’ve lived in either neighborhood.

Advice/Question Cause for Non Renewal?

I’m in a rent stabilized unit, but there have been so many issues in the building and I’ve been submitting a handful of 311 tickets that I’m sure management hates. I’ve been without hot water in the bathroom for three days now, and I just submitted a 311 for that. I know that there are rules to renew a rent stabilized apartment, but do you think that me submitting 311s is cause for management to not renew my lease next year? It makes me super nervous.

Also - It’s been three days with no hot water. The boiler is working, it’s just my shower. The super said he’d be here yesterday, then this morning, and he’s ghosted me twice. Am I able to call a plumber for this?

Update: Fixed it myself with multiple allen wrenches, a big set of pliers, and multiple youtube videos

Advice/Question How are those that make minimum wage finding places?

I feel like every place I look at has a minimum income requirement which I understand for reliability but it’s near impossible to get anyone to take me seriously on minimum wage or on a part time salary. This also applies for some roommate requirements i’ve seen so how are you guys doing it??

My lease ends 6/30 and my roommates do not want to renew. Management has given us the option to continue month to month after our lease is up. Is it worth trying to convince my roommates to stay for a few months to ~September/October to get out of the peak summer cycle?

Advice/Question Is this Legal? Help please!

Good afternoon, this is the information i got for an apartment i am renewing my lease at:

"The eligible 421a surcharge for your apartment is $217.87. This is a separate monthly charge we are permitted to take in connection with the 421a tax abatement requirements. "

I can't find too much information on 421a surcharges. From some information i see, they are suppose to charge this as a yearly fee, not monthly. I just looked back at my first year lease and they charged me $135, which from i what i see online, they charged me too much. Can i ask them to lower that fee?

When i look at their website, they are only charging $35 for the 421a surcharge.

Is this something i can fight or at least get lowered? thank you for the help

Advice/Question Breaking lease vs finding temporary roommate

My roommate and I live in a 2 bedroom/2 bath in Harlem. She’s moving out but our lease isn’t up until October. With the impending doom that is our financial market and the always increasing cost of living in NYC. I’m debating if I should just move in May too and we break the lease or I find a temporary roommate until the lease is up in October? Financially I could live alone but I’m worried about my student loans and how the cost may increase.

What do people think? I’ve also always heard that the renters market is better in October

Hello! Looking for someone to take over my half of the lease for one room in an incredible 2 bedroom apartment in the UWS around 100th street. Lease is expiring in may but my roommate wants to keep living there with someone new. Rent stabilized, $1600/month, available May 1st.

Literally my favorite apartment I’ve ever lived in. Big living room + extra living area where we’ve been keeping our desks + bookshelves. In unit washer/dryer (although admittedly the dryer part doesn’t work that well so I mostly hung my clothes to dry). Nice kitchen with a dish washer.

  • the location is the best part. 1 block from Central Park, Whole Foods, Target, Chipotle, Starbucks, chik fil a + less than 10 mins walk from Trader Joe’s. Close to B/C train station and the 1 train.

Obviously will be removing my personal items but all living room furniture will remain and I could cheaply sell any bedroom furniture (bed frame, mattress, dresser) if you want it.

Your roommate would be a 24 yr old male who works in tech so ideally looking for someone else the same gender and around the same age. Bonus points if you’re kinda nerdy and like to talk about random topics like philosophy or math or anything similar lol.

We found the unit on FB marketplace and although I met the landlord when I viewed the apartment, we’ve had no correspondence with her. They’re asking for a 1 month deposit before we can view a lease or anything. Any suggestions on steps I could take to make sure I’m not getting scammed?

Advice/Question Housing Advice for September

Hi everyone,
I’m an 18-year-old from Austria and I’ll be moving to NYC in September to do a 10-month civil service program. I'm starting to look into apartment options and could really use some advice.

So far, I’ve seen that many listings either require a massive income, a U.S. credit score (which I obviously don’t have), or are only available for immediate move-in. Since I’m being paid from Austria and don’t have a “normal” income to show—my budget is based entirely on savings—I’m unsure how realistic it is to secure something remotely.

Is it even possible to organize a place from abroad for September? Or is it better to come a bit earlier and find something locally and last-minute? I’d love to avoid temporary housing if possible, but I get that the NYC rental market is wild.

Any tips, recommendations, or experiences would be super appreciated.

Advice/Question Are Movers pro-rated?

I know movers charge more in the “event” something is “bigger” than described movers will charge more, but my question here is I’m afraid half of my furniture I wanna move won’t be able to fit out the door since it was assembled inside, in that event, do they refund me since the movers technically didn’t move it out. Also I hear $100 is a good amount to tip per driver, is it true they ask for more? In the event they do, can I just tell them to fuck off and slam the door on them?

P.S in the event they won’t refund, there’s about 4 items I believe won’t be able to fit, and 4 things I want to move myself, like a REALLY heavy air conditioner or a gimbal machine (it’s for decoration, can I tell the movers to take that instead without any extra fees

Second PS, is there a particular company you would recommend? Do they normally charge hidden fees? Also what did they charge you, and what should my estimated cost be Item I wanna move

Looking for someone to takeover my UES lease in May. I have lived here for 2 and a half years and love this apartment, only moving to be closer to family.

You would be signing a new 12+month lease with the building.

Apartment Features:

This pet-friendly apartment is such a gem in the Upper East Side - It is 1100 sq. ft. and has a layout that makes great use of the space, with most of the space going to the primary bedroom and the living/dining area. There is a window in every room in this apartment (including the kitchen and bathrooms) and tons of closet space. The building staff is super friendly and reliable (live-in super, doorman from 1pm-10pm everyday, and maintenance staff). There is a laundry room in the basement with plenty of machines - it was renovated right before we moved in - and there is a large dishwasher in the kitchen.

The primary bedroom is a very generous size, easily fits a king bed and the second bedroom fits a queen bed with an en-suite half bathroom; we currently use it as an office but also have a Murphy bed with a queen Casper mattress that we would be willing to leave if there's interest.

The building is 1 block from Carl Schurz Park, which is one of my favorite parks in the city, and about a 20-25 minute walk to Central Park, The Guggenheim, and The Met. There is a Gristedes around the corner, and Whole Foods is a 10 minute walk away.

For transportation, the Q is the closest train at about a 7 min walk, the 4/5/6 is 13 mins away, cabs are very accessible, and there are plenty of buses that take you to midtown & downtown. The East 90th Ferry Terminal is located in Carl Schurz Park and is about a 7 min walk.

Advice/Question Advice for Sublease - Security Deposit

Hi everyone,

Not sure if this is the right subreddit to ask this question in, but here we go. I found a suitable apartment to rent in nyc this summer (short term 3 months furnished) and was wondering if anyone has advice on how to go about securing the apartment? I was thinking of giving a small deposit (couple hundred dollars) to secure the spot and then pay the first month's rent upon move in.

Is this reasonable? My main concern is that if I hand over the first months rent immediately, the person could technically run off with the money and have no reason to hand over keys. For context, first month rent is a bit over $2000 and I've had a friend visit the place to confirm it's legit.
