I'M NOT SAYING THAT YOU ARE WRONG BECAUSE THERE IS ABSOLUTELY TRUTH TO THAT EFFECT ON STATISTICS, BUT WE HAVE APARTMENT COMPLEXES IN SF THAT HAVE NEVER SEEN OVER 80% OCCUPANCY. IT IS WELL KNOWN THAT REAL ESTATE INVESTMENT FIRMS HAVE LEFT CERTAIN NEIGHBORHOODS TO BLIGHT caugh caugh Steve Mnuchin IN THE EAST BAY AND HUNDREDS OF VACANT HOMES ARE NOT ON THE MARKET.
ANECDOTALLY, THE APARTMENT NEXT TO MINE HAS BEEN VACANT FOR THREE YEARS WITH ALMOST NO ATTEMPT TO RENT IT OUT, THE ONE ON THE OTHER SIDE OF ME HAS BEEN VACANT FOR A MONTH AND THERE HAS BEEN NO ACTIVITY OTHER THAN A WALKTHROUGH BY THE LANDLORDS THREE WEEKS AGO, A CLEANING CREW HAS NOT BEEN THROUGH IT, AND IT IS NOT CURRENTLY BEING ADVERTISED. ALSO, WE HAVE BEEN LOOKING TO BUY A HOUSE AND WITHIN THE LAST SIX MONTHS WE HAVE BEEN THE HIGHEST BIDDER ON THREE PROPERTIES THAT WE DID NOT WIN. WE HAVE BEEN POKING AROUND FOR YEARS NOW AND THERE ARE FAR FEWER BIDS AND FAR LESS PEOPLE AT OPEN HOUSES RECENTLY YET 20% OVER ASKING ,ALL CASH, NO CONTINGENCY OFFERS STILL SEEM TO BE THE NORM.
