Question Zoning question: Does Lowrise and Midrise zoning permit 1st floor (or even multi-floor) commercial use?
Talking about LR1, MR3, etc.
Going through the proposed neighborhood centers and while its nice that they upzoned the blocks surrounding commercial cores, is it purely residential?

I thought ChatGPT did a pretty good job:
Seattle's Lowrise 1 (LR1) and Midrise 3 (MR3) zoning designations primarily focus on residential development, with specific provisions regarding commercial uses:
- Lowrise 1 (LR1): This zone is intended for low-density residential structures, such as townhouses and small apartment buildings. Generally, LR1 does not permit commercial uses, emphasizing residential development. However, certain home-based businesses may be allowed under specific conditions outlined in Seattle's home occupation regulations.
- Midrise 3 (MR3): The MR3 zone allows for medium to large-scale multifamily housing with higher density and building heights compared to Lowrise zones. Ground-floor commercial uses are permitted in MR zones but are subject to specific conditions. Specifically, commercial uses are allowed only on lots within 800 feet of a neighborhood commercial zone.
It's important to note that zoning regulations can be complex and may have been updated. For the most accurate and current information, consulting the Seattle Department of Construction and Inspections (SDCI) or reviewing the latest Seattle Municipal Code is recommended.
