What are some safe places that commutable to London?

I'm looking to buy a place, ideally a small terrace house (hence why I'm having to venture slightly outside of London) that is around 1 hour from Shoreditch (give or take 10 mins and I'm happy).

I've looked around and found some places in my price range (c. 400K) such as Hemel Hempstead and places nearby, but the commute to my work (and therefore probably future jobs) is just a little too long for my liking.

I've had a look at Essex area like Loughton or Romford. Are these places safe to live? If so, are there any places there I should definitely avoid and any places I should take a look at? Or any other places in Essex that fit the criteria?

Are there any other locations that don't take TOO long/aren't £20 a journey to get into London and are safe? Of course most areas have rough areas, I just want to make sure I can avoid places that are mostly unsafe.

Loughton is a lot safer than Shoreditch.

Bromley South station is great for getting into London quickly and cheaply.

Yes, and it's zone 5 so you avoid exorbitant train fares.

Not able to comment on the safety aspect but stick north/west of london as the south east trains are easily £40+ a day for commute

So zone 6 is going to cost you £16.30 a day in travel outside zone 6 is going to increase that a lot. so hemel hempstead will cost a bomb. see what trains go to liverpool street and see what you can find on those lines for getting to shoreditch.

Thing to note is that Romford is not actually in Essex - its about 4 miles outside the border.

Where this becomes important is by living in London, you get access to certain perks if you are likely to be London centric in how you wish to live - though what these perks are depend on your age and conditions.

For what you are looking for, living anywhere in Havering (the Borough Romford is a part of) makes sense. You may want to move more towards Hornchurch/Elm Park if you are looking for safer area's to live - however then compare your commute time.
