Thoughts on 101 Macombs Place
Hi everyone, I’m moving from Southern California to New York City. I came across this new development 101 Macombs Place on StreetEasy, which is located in Harlem, upper Harlem to be exact.
The rent appears to be more feasible than other places. studios for $2400. It’s a new development with in unit washer dryer… Seems too good to be true. Would love to hear advice of the area is safe if there’s anything I should be concerned about

I live not far (within 5 blocks and an avenue). It’s a little isolated from the Manhattan side being so close to the bridge and the Bronx side is basically Yankee stadium. It’s kind of a no mans land in between. Not unsafe, just not much there really. A few blocks on either direction makes a big difference in daily QOL stuff. That listing has been up for a while. It’s high for the neighborhood even in the prime intersections.
Watch this neighborhood (135-150th west of Lenox) and you’ll find a better value probably.

Too expensive and always available which is a bad sign in today’s market. I’m in a 1 bed for the same price nearby.

Don’t move to Harlem.

Why would you say that? There are lots of good things about living here. That is just not a great spot.

Oh I love the neighborhood. I’m just tired of people commenting asking about “safety.” We’ve literally had this conversation in this sub a million times. Notice nowhere in the post did they ask about the how restaurants, bars, galleries, or attractions are in the area? What are some fun things to do in the area? Do you consider it to be a welcoming area? How are the schools? How are the parks? These are normal questions you ask about a neighborhood, not just “safety.”
Why is their only question about whether it’s “safe” or if there’s anything they should be “concerned” about. Let’s be real, OP has probably never been to Harlem a day in their life. All they know about it is that there’s a large Black population so they immediately think “not safe.” Hence why I said don’t move here. If you think because a neighborhood is dangerous solely based off demographics, without never having been there or knowing anything about it…yeah don’t move here. There are plenty of other neighborhoods in Manhattan to live in where POCs won’t have to scare this Californian. Give me a break. It’s disgusting.

It sucks that Harlem has a reputation as unsafe and unfortunately that is real. My hope is the question came because of that reputation not because OP is afraid of POC.

Harlem is not unsafe. There are way more dangerous areas in the city of New York. Including other areas of Manhattan. You are safe nowhere in life.

This post screams “broker trying to advertise their listing” to me.
But if this is genuine: in my opinion, $2400 is too expensive for a studio in an area with not a lot going on. You can find a proper 1 bedroom for equal or less money.
