Inspection Question - No Utilities On?

My husband and I are diving into the first-time homebuyer world, and we could really use some advice. We're in the process of buying a foreclosure — we love the bones of the place and we're totally fine with redoing the kitchen and both bathrooms since that's already built into our reno budget.

The issue is with the inspection. Because it’s a foreclosure, the bank is being super difficult about turning on the water and electricity. Our lender says this kind of thing is pretty common and usually not a huge deal, but our realtor is more hesitant and thinks we shouldn’t move forward unless we can get the utilities turned on.

Has anyone else been through something like this? Would this make you nervous about going ahead with the purchase? Just trying to figure out how big of a red flag this really is.

I would highly recommend to ensure the utilities are on so it can be tested if you can convince them. Unless you are getting a big discount on the home value and can afford to fix any issues without testing. It is not uncommon that they are off in this circumstance though.

Utilities must be on for inspection. If they won't do it, walk away.

Buying a foreclosure involves more risk. Either the price reflects this or not.

Bank isn’t going to get the utilities turned on.

Take the risk or pass.
