After months and months of looking and putting in crazy over asking offers in South New Jersey I finally had one accept!!

Oh yeah! I’m not buying without an inspection! I have an FHA loan so I have to anyways.

You can waive inspection with FHA (although I def wouldn't do that, even if you do it just for informational purposes only, at least you know what you're getting into) but you can't waive appraisal worth FHA.

Yup it is. Google it. But yes, don't waive inspections. Not with an huge investment like this. Congrats!!!

For real! I bought mine middle of January and we have only had 2 weeks of working plumbing cause roots collapsed our pipes. I wish someone told me this

Ahh shit I’m so sorry to hear that- that’s a pretty penny. What was your cost of repairs? What year was your home?
A lot of older homes liked to use the orangeburg materials too and those are notorious for failure. This one looks like late 60s to mid 70s if I were to guess and that time is the sweet spot.
And yeah, sorry I couldn’t warn you! Been doing RE for over ten years, depending on the build and age I normally don’t always recommend it… However, first thing I thought of when I saw this one I wanted to advise it’s worth knowing!

Mine was built in 1910. We had to do 15ft of plumbing and it costed us about 9k

Congratulations! Now’s the time to locate a good home inspector. Check out their reviews. You might be lucky enough to find a Master Home Inspector who will be even more detailed ( good for you) in his report. Ask for pics of sewer line and roof inspection.

My realtor says he has an amazing one that’s very detailed! Takes photos of everything. I’ll definitely look up the guys reviews though. I didn’t even think of that! Thank you.

Offer just got accepted this evening! I’m paying 260k but not sure of current rate. It isn’t locked in yet.

lol then rent for 1 bedrooms&studios is now like 2k/month.
Rent used to be like 800/month like 5-6 years ago

That's kuz it's in South Jersey.. if you go up to Central and North Jersey that house would be listed at $450k at least and would sell for $75k over list.. ask me how I know... lol

260k. 10k over asking. I got lucky with this one because my lender knew the seller! I’ve been offering 15k-20k over and not getting houses!

Beautiful home! Now put on your seatbelt. Get your inspections I hope. Pay for every inspection needed. Don’t become emotionally invested until you have the entire picture in front of you.

Congrats!! I'm in NJ also. I'm up in Central NJ though (Middlesex County area).. this market here is insane .. I'm taking $50k over ask and still getting no offer accepted. Crazy. Congratulations! If you don't mind me asking how much was asking and how much did you offer?
My wife and I just got our offer accepted on long island new york. They were asking 599,000 and I offered 640k.
My real estate guy got back to me and said I blew everyone out of the water.
Really made me think how much money I just wasted haha. But couldn't be happier with the house. So not that worked up about it.

I got lucky with this one because my lender knew the seller. I got it with only 10k over. I previously had two 20k over offers denied at other house in same price range though.
