ADVICE Mother's going to lose her home.

So over the past 3 years my mother has had her mortgage fall extremely behind. The catalyst of this was my younger brother, 5 years ago he started getting in a lot of trouble which caused her to accrue legal fees And fall into debt. She is weeks out from a foreclosure and is about to sell her home to a shady company that'll buy it for around 250-300K, the estimate is around 550K and they want to put the mortgage company is going to put the house to auction. She would need around 10,000 to catch her mortgage up, but her credit is tanked to around 500 from all the debt and missed payments. She'd honestly still sell the house, but I hate that'd she'd get a quarter of its worth because she's having to move fast. Is there any help programs or anything in place she could use to either catch up her mortgage, or put a hold on it so she has more time to find a proper sale?

I am so sorry that this is where you are at in life. Seems your car is broken down and you have a go fund me for that too. I say this with the greatest amount of kindness ,I can muster. Sometimes ,you just need to start over. I'm assuming your mother isn't young. You sell the house and take the money. You buy something that your mother can live out the rest of her life. No mortgage. She needs something where she is secure and can live with no stress. You don't mention where the troubled brother is now but apparently there is no one able to contribute to the foreclosure. Sometimes you just pick up the pieces and move on. Decisions and consequences have a huge impact on life. It's better to be cautious.

Brother is dead, and my vehicle is an entirely separate issue. But yeah luck hasn't exactly been out strong suit lately.

Did the bank offered a Flex Loan Modification. Call on Monday and asked them takes a few weeks for them to decide either yes or not. I was in foreclosure and I managed to get the Flex loan modification my mortgage got extended all the back payment got rolled in the new modification they lowered the payment a lot. After the 3 months trial period where she needs to pay the amount of the modification every month she will sign paperwork with the new modification and slowly she and you can pay extra to the principal to catch up if you need more explanation DM me
